Active Section 8 voucher holders must register for available apartments at
City or State developments by using the New York City Housing Authority
(NYCHA) website at www.nyc.gov/nycha/s8apts
or by calling 718-707-7771 between the hours of 8 AM to 5 PM, Monday through Friday.
Registration on the website or by phone does not guarantee that you
will obtain a Section 8 apartment in a City or State development;
it only indicates your interest.

Registered applicants will be contacted by mail when they are approved or disapproved for placement on our waiting list.

- Does registering on the website or by phone guarantee me an apartment?
No. Registering on NYCHA’s website does not guarantee you an apartment. Not all applicants who register on
the website or via phone will be reached for an apartment. It depends on
apartment availability and the expiration date of your voucher.

Your voucher is only valid for 120 days. If your voucher is going to

- What if I change my family composition after registering?
Visit one of the NYCHA Customer Contact Centers listed below to change your family composition after registering on NYCHA’s website:

- 787 Atlantic Ave., 2nd floor, Brooklyn
- 59-17 Junction Blvd., 2nd floor, Queens
You may visit any of the above offices from 8 AM to 5 PM any business day.

- How long will I have to wait before I am called for an apartment?
There is no way to predict how long you may have to wait before you
are called for an apartment. Section 8 vouchers are valid for 120 days.
Therefore, you should continue your housing search
with a private landlord before your voucher expires because
there are a limited number of available apartments in NYCHA’s City or
State developments.

- Can I apply for a specific development?
When you register on the website you will be able to select a City or
State development for the room size listed on your voucher. If a
particular development is not listed then it is not available for
selection. At the time of registration you may choose only one
development.

- What if I want to change my development choice(s) after registering on the website?
You cannot change your development choice after registering on the website.

- How much will my rent be?
Rent is based on 30% of the family’s adjusted gross income. Rent will be calculated at the time you rent the apartment.

- Do I have to pay a broker’s fee?
No, you do not have to pay a broker’s fee.

- What rental fees do I have to pay?
The only monies that are required at the time of the rental of the
apartment are a security deposit, rent, and additional fees for window
shades, smoke detector and a carbon monoxide detector. There are also
additional fees for parking.

- Will I have to pay utilities?
Only residents at Fredrick E. Samuel Apartments will have to pay their
own utilities. All other City or State developments have utilities
included in the tenant portion of the rent. Tenants who choose to
install air conditioner units, dishwashers and freezers will have to
pay extra charges for the additional electricity used by these
appliances.

- Can I still rent with a private landlord if I register on this website?
Yes, we encourage you to register as well as to continue your housing search with a private landlord before your voucher expires.

- Will I be able to have pets at a City or State development?
Yes, however there are certain rules regarding pets. Pets must weigh
less than 25 pounds and be licensed by the New York City Department of
Health. Each pet must be registered with the Management Office. There
is a $25 registration fee for all pets.
